Yes. In Lancaster County, any structure with a roof or any deck or terrace more than 30 inches above grade requires a zoning permit and typically a building permit. Drawings must show footing depth (minimum 36 inches below finished grade for frost protection), beam and joist sizing, guard height, and stair geometry.
Foundations must extend below frost depth, and materials with low water absorption are selected to prevent cracking. We specify concrete footers at least 36 inches deep, including expansion joints where needed, and design drainage to manage thermal movement.
Natural stone benefits from annual sealing, pavers may need joint-sand replenishment every three to five years, and composite decking requires periodic washing but no staining. A written care guide is provided at project closeout.
